How do I buy a property if I need to sell my property first?

You can make an offer with a ‘subject sale with 48 hours condition’ meaning that the sale of your property is linked in with the purchase of your next property. Be aware that the property you are purchasing stays ‘for sale’ until your property is ‘under offer’ which satisfies the condition. We are very happy to explain all of this to you at your appraisal appointment.

How much will it cost me to sell my house?

You will have to factor in agents selling fee, settlement agents fee and marketing fee. Our fee is a success fee so we don’t get paid until you do. Marketing is something we advise and work with you on we always say “you can’t sell a secret”. We will design a bespoke package to suit your needs at your appraisal appointment.

When is the best time of the year to sell my property?

Properties sell every month of the year, however there may be better times than others. For example does your property have a beautiful garden or pool that you would like to showcase? If so, go for Spring/Summer. Try to avoid launching your property to the market 10 days either side of Christmas if possible. The best time to sell your home is often dictated by your situation. Chat to us at your appraisal appointment about the perfect plan to suit you to get the best result.

Should I renovate before I sell my property?

We can advise at your appraisal appointment, if any works are required prior to selling. First impressions count and often cost-effective works such as painting and gardening are worthwhile, but we will always be honest about what to spend to get the best outcome.

Contract Conditions Made Easy

The offer and acceptance contract can be a minefield of conditions, sometimes having to coincide sale and purchase dates, liaise with banks and brokers to obtain finance approval, arrange building inspections, and arrange access for valuers.
